West Side Mansion is Landmark Sale by Vandenberg

Utilizing a low-key marketing strategy, Vandenberg, Inc. has made a landmark sale for the West Side. A superbly-renovated, five-story, pink granite mansion at 24 West 71st Street recently sold for $4.275 million.

Dexter Guerrieri, founder and president of Vandenberg, said “This is the highest sales price we know of for a townhouse on the Upper West Side.” The key to this sale, according to Guerrieri, was the marketing plan Vandenberg developed with the sellers. As the listing agent, Vandenberg encouraged only select buyers to view the house during the three years it was on the market. Strict financial criteria were used to screen potential buyers. It meant fewer interruptions for the sellers, who did not want lots of people coming into the house, with its custom draperies and antiques. “I give a great deal of credit to the sellers for patience and determination. They were willing to work with us to take the time necessary to find the right buyers,” Guerrieri said.

William B. May represented the buyers in this transaction. According to Austin K. Haldenstein, senior director at Vandenberg and a leader in the revitalization of the Upper West Side over the past three decades, “In any market there are always a view houses that stand head and shoulders above the rest. This was one of them. It is gratifying when our teamwork with a seller is so successful.” An interesting footnote to this sale is that the sellers have their sights set on a new renovation project they are purchasing another house on the West Side through Vandenberg.
